Location. Location. Location. It’s a phrase that anyone who has considered buying property knows well. When it comes to residential property, location can have a major impact on lifestyle and livability. When it comes to a new brick and mortar business, it can mean the difference between success and failure.

If you are planning to open a new business in Massachusetts, here are a few things worth considering before you make any final decisions.

  1. First and foremost, you must consider the ordinances and zoning laws that exist in any area you are interested in moving your business to. Finding the perfect location, only to learn that zoning laws prevent your business from opening up there can be very frustrating. Avoid this stress by doing your homework, or talking to a land-use lawyer, first.
  2. Next, consider the other businesses in the neighborhood you are interested in. Are they businesses that could help boost yours? Is there are a lot of foot traffic in the area that would give you the exposure you’re looking for? Are there restaurants or other services nearby that would benefit your employees? All of these things are worth considering before you settle on a location.
  3. It is also worth checking out the competition in a desired location. Nearby competition isn’t necessarily a bad thing. In fact, you could even benefit from it if their customers are interested in shopping around. However, if it could make things difficult for your business, find a new spot.
  4. Let’s say you’ve found a neighborhood that meets all the criteria so far. Now it’s time to find a building. When looking for a building, make sure to consider everything from its infrastructure to its accessibility. Can people with disabilities enter the building easily and safely? Does it have off-street parking? How much will utilities cost? Is the building in good shape? Answering these questions now will allow you to estimate future costs and help you make a final decision.

Opening a new location for your business is exciting and often the sign of positive growth. Make sure to protect your hard work by doing ample research before choosing a location. If you are worried about zoning laws or need to apply for a variance, it may be wise to consider speaking to a land-use attorney.
